Once and offer has been negotiated and accepted we will work in conjunction with the selling agent, mortgage lender, settlement attorney and any other related parties to ensure the escrow phase proceeds smoothly.  To ensure this happens we do the following:

- Preparations and distribution of all contracts and related addendums for signature and ratification

- Distribution of all ratified documents to lenders, agents, clients, attorneys and other related parties

- Coordinate and oversee any inspections that are part of the contract and address any issues that may arise

- Secure and distribute all condo and hoa documents to relevant parties and address any questions that may arise

- Coordinate the transfer of all utilities and the acquisition of any necessary property insurance

- Stay in constant communication with the settlement officer, mortgage lender and buyer's agent during the escrow phase to promptly address any issues and ensure that everything stays on track
